The Real Estate Buyers
Call or Text
Here’s exactly what happens from your first call to money in your account — and what it costs you (nothing).

No mystery, no pressure tactics. Here's the full process, including the parts most cash buyers leave out.

Tell us about the property — address, condition, what’s owed, how fast you need out. A few honest questions, no sales pitch. Then one quick walkthrough, on your schedule.

On that same call, a real price with the math shown. If listing would net you more, we’ll tell you. Accept, and we send a simple contract — walked through line by line, from your phone.

A licensed Florida title company handles the paperwork, pays off mortgages and liens, and wires you the balance. Close in as little as 7 days — or up to 90.
We may assign the contract — disclosed in writing before you sign. Your price and date never change.
“No listings, no showings, no waiting on buyers’ mortgages.”
Every number comes with the math behind it, walked through on the call — nothing pulled from thin air.
Close in as little as 7 days, or take up to 90. The date is yours, not ours.
No commissions and no closing costs. The offer we make is the amount you receive.
Sell as-is. Leave the furniture, the clutter, even the tenants — we handle it after closing.
You talk to the people actually buying your house — a local, family-run team, not a call center.
Traditional selling asks a lot of you — repairs, staging, showings, months of waiting. A direct sale is simply another option, and for situations like these it's often the calmer one.
Facing an auction date, a relocation, or just done with the property. We can move fast when you need us to — title work starts the day you sign.
A typical cash closing lands here. Enough time for clean title work without rushing, and you stop paying mortgage, taxes, and insurance weeks sooner than a listing.
Waiting on probate authority, finishing a move, or coordinating with family. Agree on the price now, close when you're ready. The date is yours to choose.
Life happens. If your timeline shifts after signing, talk to us — in most cases we can move the closing date. We'd rather close on your schedule than lose the deal over a calendar.
The short version. The full breakdown, with real numbers, is on our Agent vs. Cash Buyer page.
The same math on every house. We'll walk you through your property's numbers on the call.
Compare net proceeds, not gross price: a traditional listing costs 2–3% in commissions, ~2% in closing costs, plus every repair the buyer's inspector demands — and months of mortgage, tax, and insurance payments while it sits.
Roof, plumbing, electrical, mold, storm damage — none of it is your problem. We price the repairs into our offer and handle them ourselves after closing.
Take what matters to you — photos, documents, heirlooms. Leave the furniture, the junk, all of it. Cleanout is on us.
Code violations, open permits, tax liens, HOA issues, bad tenants: we deal with all of it after closing. The title company sorts out what's owed from the proceeds.
If you owe more than the property is worth, a cash sale may not work — we'll tell you straight. And we're buyers, not lawyers: for legal or tax questions, we'll point you to a professional.
Our offer is the home's after-repair value minus repair costs, holding and selling costs, and our margin — and we show you that math on the call. Compare net proceeds, not gross price: a listing costs 2–3% in commissions plus closing costs, repairs, and months of carrying costs.
It means you don't fix, clean, or empty anything. We buy houses with storm damage, mold, code violations, open permits, liens, bad tenants, and full of belongings — and we handle all of it ourselves after closing.
We close at a licensed Florida title company, just like a traditional sale. The title company handles the paperwork, pays off any mortgage or liens from the proceeds, and wires you the rest. You bring a photo ID; we handle everything else.
Yes, you pick the date: as fast as 7 days, or up to 90 days out if you need time to move, finish probate, or coordinate a relocation. A typical cash closing lands in the 7–21 day range.
If you're underwater on your mortgage, a cash sale may not work — and we'll tell you that straight instead of wasting your time. In some cases we can still help; call us and we'll look at your numbers honestly.
We're a real estate investment buyer and we may assign the contract — we disclose that up front, in writing, before you sign. Your price and closing date don't change either way: the contract you sign is the deal you get.
We do. There are zero commissions and zero closing costs to you — you keep 100% of the offer amount.
Our contract includes an inspection period, during which you can walk away. After that, the agreement is binding — which is why we walk you through every line before you sign, and encourage you to have an attorney review it.
When you sell to us, you're selling directly to a real estate investment buyer — not listing through a brokerage. Our founder is a licensed Florida real estate agent, but in this deal we're the buyer, not your agent. We're not acting as your representative or in a fiduciary role for you: we're purchasing for our own account, and we intend to profit by improving, reselling, or assigning the property. You are always free to hire your own real estate agent or attorney, and we encourage you to compare our offer against a traditional listing before signing anything.
One conversation, no pressure, no obligation. If listing is the better move for you, we'll say so.
